Novato’s Priciest Homes: 450 School Road

Each week, we feature one of the most expensive homes for sale in Novato.

Listed at $1,849,000, this 5-bedroom, 5-bathroom house was built in 2010. The one-story custom home is 4,800 square feet ($385 per square foot).

The ranch-style house includes a fireplace, attached 3-car garage and composite shingle roof. The lot size is 63,206 square feet.

This is a typical RE Broker photo - grainy, poorly shot, not very helpful. I checked the home out on Zillow.com and it looks as if the home MAY be "new" (one of the houses that was built during the bad part of the recession and finished or put on the market only recently). It is listed there with no prior sale history. If it is "new", then it commands a higher price. It also has a 1 1/2 acre lot. If so, it is similar to a couple more up Atherton (right off the road), one of which I saw for sale about a month ago in the $1.65M range. Nice houses and not outrageous for Novato. I assume it is the times that dictate the posts I have seen here. If I had that kind of money to spend (and needed something this big), it would be a viable option. The house above is not unusual by Marin standards, and there a lot more expensive ones than that in Novato ($2-$4M). But, if we continue to be governed by our city council with their "limited abilities", there will not be much more incentive for any new non-"low-income" building. The CC seems to want to bring in lots of new residents to boost commerce, but "low income" is not a big business booster. By it's nature the people don't have lots of disposable cash. I think this city has an identity crisis, and it is time to reform the City Council and elect new people with a view of this city's future that includes it's current residents. I don't mean $2M homes, but rather anything that is nice and within Novato's price ranges.

There are no longer Single Family homes in Novato for 300k. Novato has low inventory GREAT for Sellers tough for Buyers. There is a huge Buyer pool, the market is on the up swing. Buyer's are up against multiple offers and homes are going above the asking price.

We toured this property. It's absolutely amazing!! I could definitely turn this house I to a home very quickly! And there is more than enough room for a pool, hot tub, water slide, etc. the builder is the owner. He built it 2 years ago and is ready to move on. I'd love a smaller version of this for 1/2 a million less! Only draw back for us (other than the cost) the noise factor.
