Small Town Charm in Fairfax

Considering a move to Fairfax, California?  Fairfax is located in Marin County and is roughly 5 miles west of San Rafael, and the Richmond – San Rafael Bridge which leads directly to the Oakland and San Francisco areas.  San Francisco is roughly 25 miles to the south.  Stinson Beach, and the Pacific Ocean is only a 16 mile drive to the West.  And, if you enjoy fine wines, Fairfax is only a 35 mile drive of the Sonoma and Napa Valleys.

The Town of Fairfax is an environmentally conscious community situated in the heart of Marin County and is considered the most progressive of Marin’s 11 cities. The Town of Fairfax has a population of 7,441, and is in the middle of a plan to maintain and encourage its small-town charm.  Since 2000, the population of Fairfax has decreased by 1.2%.

There are not many easily developed lots left in Town so most of the planning activity is related to steep hillside lots and remodels.

Town residents enjoy a vibrant nightlife, eclectic restaurants (if you like vegan and organic you will find a lot of great options!) and well-known clubs with venues for jazz and other popular music.   Fairfax is a mountain biking and hiking mecca, surrounded by committed open space and a nature preserve.  The Town’s sylvan setting in the hills and its warm Mediterranean like climate encourages outdoor activities year-round. 

Within a 30-minute drive of San Francisco to the South or the Pt. Reyes National Seashore to the West, the community is home to many local artists and musicians.  Housing costs are reasonable by Marin County standards.

Trulia.com reported the median sales price for homes in Fairfax CA in June 2013 was $669,500, up 11.8% from a year ago. The average price per square foot for Fairfax CA residential property was $419.

 

According to Movato.com in their July 2013 report, home resale inventories in Fairfax increased by 8% since June 2013. Distressed properties such as foreclosures and short sales decreased as a percentage of the total market in July. The median listing price in Fairfax went up from June to July.   They report the average Listing Price of available homes in Fairfax was $749,000.   Movato.com also reports that the inventory of home for sale in Fairfax was at 25 in July of 2012, decreased to only 2 homes in February of 2013.   The market has gotten more active.   Back in January 2013, the average days a home was on the market measured at 209 days.  In July of this year the figure has come down to only 35 days.

The  Median Household Income in Fairfax is $95,067. This compares to a reported Average Household Income of $58,465, versus a reported Average Household Income of $47,493 for the entire State of California.
