Report: Terra Linda Office Building Eyed for Senior Housing Project

A Sausalito property management firm has filed preliminary paperwork for plans to convert a Thorndale Drive parcel into a 77-unit senior housing development.

A Terra Linda office building could be transformed into a 77-unit senior housing development, the Marin Independent Journal reports.

Berg Holdings Corp, a Sausalito property management firm that owns the Thorndale Drive parcel, has filed preliminary paperwork for plans to convert the three-story structure with the city planners, the report said.

The pre-application submitted to officials on Thursday calls for using approximately 61,000 square feet of the 145,490-square-foot property built in the late 1960s for one-and two-bedroom units, the report said.

With the exception of two small additions to accommodate separate housing units and a parking deck, the development would occur within the existing structure, the report said.

The repurposed development would feature a cafe and a grill on the first floor and a fitness center on the third floor, the report said.

Preliminary designs call for the addition of a fountain and a retractable movie screen, the report said.

The developer won't need City Hall to rezone the property to move forward on the project, San Rafael Community Development Director Paul Jensen told the IJ.

"That's what's good about our housing element," Jensen said. "Our commercial zoning allows for residential use with a use permit."
